Navigating the Council Approval Process with a Pre-Certified Plan

The council approval process is often seen as a daunting and complex part of building a new home. With Longhorn Designs, our pre-certified plans are your greatest asset, making this process significantly smoother and faster.

What “Pre-Certified” Means for You
Our plans have already been reviewed and stamped by an Australian-registered engineer. They are fully compliant with the National Construction Code (NCC), including all structural, energy efficiency, and safety requirements. This level of preparation means that when your plans are submitted for a building permit, they have a much higher chance of being approved quickly and without major modifications.

Our Process, Your Advantage
We provide you and your chosen builder with a comprehensive documentation package that is ready for submission. Our client concierge can also provide guidance on local council requirements, helping you complete the necessary development applications (DA) and building permits. While each council has its own process, our pre-certified plans significantly reduce the uncertainty and delays that can occur in the early stages of a project.

Building with Confidence
Our goal is to remove the stress from the planning and approval process. By partnering with Longhorn Designs, you get a beautiful, luxury design that is not only a dream on paper but a certified, buildable blueprint that is ready to be turned into your new home.

Director

Luke Fryer is the Founder and Director of Longhorn Barndominiums, bringing more than 20 years of experience across residential construction, project delivery and design-led development.

Driven by a passion for architecture and innovation, Luke spent extensive time in the United States, including Texas, immersing himself in the heritage and craftsmanship of barndominium design and construction. This research became the foundation for Longhorn’s authentic approach to barn-inspired homes in Australia.

Before founding Longhorn, Luke spent 15 years with Metricon Homes, Australia’s largest home builder, where he held senior leadership roles across New South Wales and Queensland. His time with Metricon gave him a deep understanding of what Australians value in a home, as well as the systems required to deliver a professional, high-quality building experience.

Luke also brings experience in cost planning, project feasibility and premium commercial delivery, having worked as Estimating Manager with Australian Developments and later as CEO of Australasian Retail Projects.

Today, Luke leads Longhorn with a vision: to introduce a distinctive new style of home to Australia, combining barn-inspired architecture, refined design and the freedom of acreage living.
